Ground floor:
Kitchen: A beautiful living kitchen with an island and additional dining area. The room opens onto the terrace.
Dining / living area: Dining room adjoining the kitchen with a very comfortable dining space and an amazing board game area, like a true games library. The room opens onto the terrace.
Living room: Very welcoming lounge with a fireplace, a real bar, a pinball machine, and arcade games. The room opens onto the terrace.
Bedroom: Large wheelchair-accessible bedroom with a king-size bed (180x200) that can be split into twin beds, and a treadmill. Blackout curtains.
Dorm-style bedroom: Very bright room with 2 sets of bunk beds and 2 single beds that can be combined into a 160x200 double bed.
Bathroom: Large and beautiful bathroom with shower, bathtub, and toilet, wheelchair accessible.
Laundry room: Equipped with washing machine and dryer.
First floor:
Landing lounge: A beautiful space on the landing dedicated to relaxation, reading, and games: TV with Netflix and Disney+ access, Nintendo Switch and Switch 2 consoles, GameCube, PS4, and Wii.
Bedroom: Stunning bright master bedroom with a double bed (160x200), desk, and en-suite shower room.
Bedroom: Lovely bedroom with a double bed (160x200).
Toilet: Separate WC on the upper floor.
Terms and Conditions of Sale (General Terms)
Article 1
This seasonal rental contract is intended exclusively for the use of the holiday home Le Domaine de Marbois.
Article 2 – Duration of stay
The tenant signing this contract, concluded for a fixed period, shall under no circumstances be entitled to remain in the property after the end of the stay.
Article 3 – Contract formation
The booking becomes effective once the tenant has paid a 30% deposit of the total rental amount by bank transfer to the owner and confirmed the booking via the website.
The rental agreement concluded between the parties may not, in whole or in part, benefit third parties (individuals or legal entities) without the written consent of the owner. Any breach of this clause may result in immediate termination of the rental at the tenant’s fault, with the rental income remaining fully acquired by the owner.
Article 4 – No withdrawal rightFor bookings made by post, telephone, or internet, the tenant does not benefit from a withdrawal period, in accordance with Article L121-21-8 of the French Consumer Code relating to accommodation services provided on a specific date or period.
Article 5 – Cancellation by the tenantAny cancellation must be notified by registered letter to the owner.
a) Cancellation before arrival: the deposit remains acquired by the owner. The owner may also request payment of the remaining balance if cancellation occurs less than 30 days before the arrival date. If the tenant fails to show up within 24 hours of the scheduled arrival date, the contract becomes void and the owner may re-let the property. The deposit remains acquired and the full balance may still be requested.
b) Early departure: the full rental amount remains due. No refund shall be issued.
Article 6 – Cancellation by the ownerThe owner shall refund all sums paid by the tenant, plus compensation at least equal to what the tenant would have incurred if the cancellation had been made by them at that date.
Article 7 – ArrivalThe tenant must arrive on the agreed date and time. In case of late or delayed arrival, the tenant must notify the owner; an additional fee may apply.
Article 8 – Balance paymentThe remaining balance must be paid one month before arrival.
Article 9 – Inventory and condition reportAn inventory is jointly established and signed upon arrival and departure. This document is the sole reference.Cleaning is the responsibility of the tenant during the stay and before departure. Any cleaning fees are determined according to the pricing stated in the property description.
Article 10 – Security depositOne week before arrival, a security deposit, the amount of which is specified in the contract, is required by the owner. After departure, the deposit is refunded, minus any costs for repairs or damage if applicable.
Article 11 – Use of premisesThe tenant shall ensure peaceful use of the property and use it in accordance with its intended purpose.
Article 12 – CapacityThis contract is established for a maximum occupancy. If the number of guests exceeds this capacity, the owner may refuse additional persons. Any modification or termination will be considered the responsibility of the client.
Article 13 – Leisure equipment providedLeisure equipment provided free of charge (game consoles, arcade machine, pinball machine, and other recreational equipment) is supplied as a courtesy and without guarantee of operation. In case of malfunction, the tenant shall not be entitled to any price reduction, compensation, or cancellation of the contract.
Article 14 – PetsPets are not allowed. In case of non-compliance, the owner may refuse the stay without refund.
Article 15 – InsuranceThe tenant is responsible for any damages caused and must be covered by holiday rental insurance.
Article 16 – ChargesThe tenant must pay any charges not included in the rental price. These are calculated as specified in the contract and property description, and a receipt will be provided.
Article 17 – DisputesAny complaint regarding the inventory or property description must be submitted within three days of arrival. Any other complaint must be sent as soon as possible by registered letter to Domaine de Marbois.
